Several private developers are moving forward with development applications in River Terrace in anticipation of adopted zoning at the end of the month.

Neighborhood meetings, the first step in the process, have either taken place or are currently scheduled for five separate areas in River Terrace totaling over 1,000 new units. The meetings, which are hosted by the developer, are mandatory before an applicant submits an application to the city. Each meeting gives the community an opportunity to learn about the proposal and provide input. Typically, developers have a preliminary site plan available for comment. Please note that these meetings are for informational purposes only on preliminary development plans. The plans may be altered prior to submittal to the city. There will be additional opportunities to review and/or comment during the land use process.

1. West Hills – River Terrace East/West
February 18 @ 6:30 pm – 8:00 pm

  • 107-acre planned development, including 226 detached single family residential lots, 119 attached single family lots, one lot for future multifamily, and parks and open space tracts.

2. Polygon at West River Terrace
January 28 @ 6:30 pm – 8:30 pm

  • 229-lot single-family homes and attached single-family row houses, local residential streets, a public trail and an open space tract on the north side of the site.

3. Polygon at Roshak Ridge
January 21 @ 6:30 pm – 8:30 pm

  • 244-lot single-family residential planned development subdivision on a site of 40 acres, to include 166 detached single-family homes, 78 attached single-family row houses, local residential streets, relocation and enhancement of an existing drainage way in an open space tract, a 2.24 acre park and a portion of proposed collector street River Terrace Boulevard through the center of the site.

4. Polygon at South River Terrace
January 27 @ 6:30 pm – 8:30 pm

  • 195-lot single-family residential planned development subdivision on a 24.55 acre site, to include detached single-family homes and attached single-family row houses, local residential streets, a public trail and a portion of proposed collector street River Terrace Boulevard through the center of the site.

5. Polygon at Bull Mountain
January 20 @ 6:30 pm – 8:30 pm

  • 82-lot single-family residential subdivision on a 29.97 acre site, to include 82 detached single-family homes on lots of varying size, local residential and private streets, and a 2.3 acre neighborhood park.
