Since February, developers have been actively seeking and obtaining land use approvals from the city. To date, over 800 housing units are approved in River Terrace.


Five subdivisions applications were submitted by developers and approved by the city.

  • Polygon at Bull Mountain (82 units)
  • Polygon at Roshak Ridge (244 units)
  • Polygon at West River Terrace (137 units)
  • Polygon at South River Terrace (137 units)
  • River Terrace Northwest (215 units)

Various land use applications and permits are under review by the city.

  • A subdivision application for River Terrace East (approx. 277 units) is scheduled for review by the Planning Commission on August 24, 2015. Check the River Terrace East webpage for details.
  • A conditional use application to construct a sewer pump station in the northwest corner of River Terrace is currently under review. Once the application is deemed complete, it will be added to the Land Use Applications webpage and a public hearing date will be set.
  • Four demolition permits are currently under review by the city. We expect them to be issued shortly.


A subdivision application is anticipated in the southern part of River Terrace south of 161st Avenue in the near future.


The next step for developers with land use approvals is to get their engineering plans submitted and approved by the city so they can build the necessary infrastructure, such as roads and water lines, to serve their developments. After this infrastructure is built, which takes many months, developers can obtain building permits to construct homes. Some demolition and early site work, such as grading, is expected to start later this summer. Construction of the first homes is expected early next year.
